    Really. You kill me ………how much are they paying you to lie……….to sell. ……been there bought two caravans in different sites only to be caught up with all this rubbish………..your life is not your own when you go on a sight they control all sorts…………so my advice you all of you………We first bot a brand new van on Berwick holiday centre gives or take a year. In 1986……….it was then Bourne Leisure ………. We bought the caravan brand new for £12,000 and the plot we wanted we had to buy for £3000. Being told the land would cost mort in years to come……so we wen ahead did the deal and loved being there every other weekend……also let them rent it out so many weeks that would cover our site fees…………….anyway we did and when we went down after their let’s there was so many things that upset us as we have paid a lot of money on this we loved. After a few years we decided to sell to be told the ground did not belong to us………..well I saw red as you can imagine…….the two chaps that were involved with the initial sale I knew one of them called Nigel he was from Dumbarton down the road from where I lived…….. Anyway we won.     The Other Side of The Story... I've just been made homeless at the age of 64, with medical issues, having lived for eight years, solvent and living a relatively peaceful life, looking after my cat and plants. Why? Because our 'Park Home' site that had both PH's and Statics was sold. Out of the frying pan and into the FIRE.. The site was divided into statics - occupied by rent paying tenants and 'Owner Occupiers' occupying the PHs. The previous owners - (Pikey's) residing in Lancashire (500 miles up-country) failed to fullfill their 'landlord' obligations by properly maintaining the statics, yet most tenants lived in fear of constant eviction (via Section 21), so generally felt less inclined to complain or report the issues to the Council. Those that did complain to the council were mostly ignored by the council. The site was supposedly 'managed' by one person - probably the most detestable person I've ever known... She failed to follow-up on tenants concerns. What remedial work was done, was done by her late partner - who bodged everything due to laziness/incompetence. In addition, the illegal practice of profitting from the sale of electricity was occuring. Then we have the fraudulent sequestration of assets from elderly estates - in one instance, the previous owner's gained - upwards of a hundred grand, from the fraudulent sale of one particular PH. This residence - one of best on-site - was originally owned by an elderly couple (par for course on PH estates...). She died. He was unable to remain in the residence due to memories etc and was becoming frail himself, so he moved off-site to an elderly residence. The sale of their home was entrusted to the 'site manager', who informed the PH owner that they would need to carry-out an 'evalutation inspection'... (This woman, wouldn't know how to evaluate or inspect a wheelbarrow, let alone the structural integrity of a PH ). I possess a copy of a document that was given to the erstwhile elderly resident - it informs him, that unfortunately his PH was not suitable for sale and would need to be condemned and as such would mean he would receive no payment for its sale, but given his age and condition, he would be absolved from paying any demolition/removal/inspection dues... How KIND of them... Shortly thereafter, the 'Site Manager' moved into that very PH... I had to visit (to pay my electricity bill...) and noticed how plush and well maintained, both the interior and exterior of that PH was, given its obvious age, its garden - a corner plot - was beautiful. It certainlly was not condemnable. The 'site manager' lived in that PH for almost a year, then she had to move back into another static, as the owner's had decided to sell the property for the amount mentioned above. HOW IS THAT LEGAL? Well it isn't. Many people have attempted to bring these nasty people to justice - even the local Special Branch looked into it, but because the old boy is now deceased, the case was dropped. But I've not forgotten and soon will be REOPENING the case myself... Out of the Frying Pan... Ultimately - due to their own laziness and that clearly they were out-of-their depth, or perhaps distance themselves from the aforementioned skullduggery, the previous owners sold the site in Aug 2021 - To a new set of Pikey's from Staffordshire... Into The FIre... These new owners had new plans for the site. But in order to accomplish their grand 'Five Star' site plan, they would end-up evicting FORTY people, via the Section 21 process; some like myself, long-term occupants and in many ways vulnerable. They have gutted this site, bulldozed inter-connecting pockets of grass/hedge/shrubbery, mawled most of the trees, or removed them, all to create this bland, featureless (as we see above...) and natureless site. Walls and fences are being removed - the owners now dictating to the PH Owner-occupiers that they will have to remove their hedges/walls/fences/out-buildings and everyone has been forced to undergo an increase in electricity charges, due to a change of metering; that was undertaken by the same electrician employed by the previous owners; that had previously perjured himself in court, by swearing that he had carried-out EICR inspections, when clearly he hadn't. The 'redevlopment' of this site, has been 'lubricated' by the County Council and the local (Tory) MP - including all those evictions, that clearly NO ONE CARED ABOUT, least of all the COUNCIL, MP, or new owners. Who have now, essentially ruined this community and evironment. I used to have a lovely wild patch of fuschia, hydrangea, bamboo and ash saplings, with raspberries, blackberries, rose hips and box... All that remains is my precious Cornish Palm... The rest, all dug up and burned. But these morons have shot themselves in the foot by doing all this and this applies to all these Park Home sites, that are open plan... (that look more like holiday parks, or even Gulags, or miltary barracks...). Over the next decade, especially here in the South-West - the weather is going to seriously intensify. Summers will be hotter... Winters will produce more high winds and rain, direct from the Atlantic. When the trees were fuller along the western border of the site, along with the shrubs and trees dotted within the grounds, the fences, the walls, all afforded vital protection from the prevailing weather... And at an elevation of nearly 200 meters asl, it gets very windy up here. In fact, the idiots decided to move a static during a - widely reported - force nine gale... In so doing, gusts of up to 90 mph blew away my shed, that had survived many winters on site. With open plan housing also comes - higher energy bills,lower thermal efficiency. The way these faux-bungaloes are aligned, they will catch the prevailing sou-westerlies in the face and not especially orientated for the most efficient use of roof-solar installations. BASICALLY - IT IS ALL ABOUT GREED AND LAZINESS, with these people and their rules are outrageous. I am curently going through a very traumatic (of my entire life) time. We have just had a major family tragedy occur, which mentally has effected both myself and those I care and love the most; these HEARTLESS bastards have essentially DESTROYED my life. I will lose my income, I am being forced to leave my loved-ones and the county that I've worked and lived in most of my adult life. Why? BECAUSE THERE IS A DIRE SHORTAGE of SOCIAL HOUSING IN CORNWALL and rents are pitched far-too high... I will be writing an article about all this, in much greater detail than I've mentioned here... Suffice to say... Park Homes might be okay, if you own your own plot of land and can then decide how you wish to live... As for Park Home sites - AVOID LIKE THE PLAGUE if you don't want to get scammed/ripped-off/treated like third class citizens or worse, or value your right to peace and privacy. Park Home estates do not have an especially good track record. Especially those owned by environmentally ignorant pikey's.

      Every home has its own address registered with the Post Office, Council and electorate roll as normal. It's the same as any bricks and mortar, in that sense!

    My maternal grandparents moved into125 Broomhill Drive as newly weds in 1913. In 1953/4 my family (parents, brother, grandfather and I) moved to a bigger flat at 127. Many adventures later, my parents returned to a flat in Marlborough in 1982. Sadly, my Mother died less than a year later. My father stayed on having adventures of his own. He died in 2006. That is quite a family sojourn, spanning 93 years!! Thank you for this wonderful video.

      Keep it in good condition, upgrade the bathrooms/kitchen over the years, new floors/redecorate, do some landscaping and it will hold its value depending on local market conditions. Many people will buy a park home then let it fall to ruin over the years and wonder why it is "depreciated". It will naturally depreciate more than a bricks and mortal property would, but it doesn't necessarily need to.

      You can indeed. Residentially licensed homes, you can stay all year round. Holiday parks usually have rules in their licence.

      Building is in great shape, was a stunning flat, and while a typical rental, has huge potential for conversion or continuation as an HMO, with an income potential of £40,000+ a year. An excellent and safe source of income. And very much not condemned.

      They tend to just rise with inflation. The owner I work with says it is about 5% raise every year. The park owners are business people and want to retain their residents and park's reputation. You will get bad eggs, like you do everywhere.

      You don't buy the land, you lease the land. The actual buildings themselves aren't the expensive part of buying a bungalow, it's usually the plot that has the value. Park homes are a leasehold, so it is more affordable.

    Depreciation is huge and the exact opposite to appreciation in bricks and mortar. Also, once your mortgage is paid for, you only have your council tax/water rates (plus normal service bills)......you won't have to spend £150 p/m for site services.

      That's cool, if you want to stay in a flat in the city. Many people want to live in a breezy, open country setting in a detached property. Not everyone cares about depreciation. Park life is a LIFESTYLE choice. But if you keep the home in good condition, you'll certainly limit the depreciation. Too many let them fall into ruin and expect to sell it for brand new price.

      If the park owner done this, people would just move their homes away/sell them/negatively review them. Always to due diligence when choosing a park to move to. It is better to hire someone with experience, like myself, to oversee your transaction.

    Yeah park fees are over priced, come charging for "gate" fees that's if its opened all years... there isn't that much in the price difference to private rental apartment's and houses

      There are no private rentals in Scotland for close to £150/month. Cheapest come at about £350/month, just to rent a low end flat. Even renting a low end room is about £250-300. To rent a house, you are talking £450-3000. Most flats, if you own them, will also have a charge of £30-200/month depending on what facilities you have. The £150/month for a secure, looked after, staffed residential park and ground rent is actually pretty good.

      Also consider many flats in UK are buildings. People living on top of another with no patio or small plot for gardening. You will also most likely live with young people with kids especially teenagers! Oy vey! So the fees as long as reasonable covers security and gated with maintenance staff to check up on you. I think people need to check the budget, the customer ratings of each caravan lots but do consider that security and safety is a win when you’re of age.

      @@alanfergusonestates totally agree , living in my new park home is going to save me over £500 a month on rent and lower council tax, after paying the site fee.
